The Ultimate Green House

For most families a garden is something to enjoy and spend time in during the summer months – but for some its maintenance can become a burden on the household.

But an Edinburgh property in the heart of the city centre has the perfect solution for both types of botanical fans – the ultimate trouble free garden.

The three-bedroomed ground floor flat in the West End has all the luxuries of a secluded garden with the added benefit of no upkeep duties to maintain its stunning look.

This is down to the flat’s current owners, David and Karen Lang, who spent thousands of pounds installing a high quality artificial lawn which allowed them to spend less time weeding and more time revelling.

David said: “When we bought the house the garden was just paving slabs but now it’s transformed into a bright, spacious area that we just loved spending time in without the worry of having to maintain it.

“I commute a lot with my work and I wanted to come home and see a spectacular garden and not something that would be a burden on my day-to-day life as well as time with my new born son, Daniel.

“We wanted to make it ultra low maintenance and spent between eight and nine thousand pounds on its renovation. It has made such an enormous difference to the whole feel and enjoyment of the house.”

David, 39, and his wife Karen, 31, have decided to relocate closer to their work at a medical devices company in Stirling.

Their work on the house didn’t stop at the beautifully planned garden as the property, located on Coates Gardens, has been skilfully remodelled within the course of the last few months to maximise the floor space.

The high quality upgrade includes decoration with style, flair and considerable attention to detail and has resulted in bright, spacious accommodation thanks to clever and imaginative design.

And both owners believe the garden’s renovation was the missing piece to complete the house.

David added: “It was a beautiful home when we moved in so we wanted to bring it up to the same level as the rest of the place. The garden really let it down.

“Our garden really stands out and is different from the rest of the gardens in the street – it looks like it’s been done by a professional and it really hasn’t aged in the time that we had it laid.

“We did it so it looks great all the time and the only thing we’ve ever had to do during the autumn and winter months is clear up some leaves. It’s really about being able to enjoy it and not having to worry about it.”

Avril Hislop, Warners Property Sales Manager, said: “I absolutely loved the particularly secluded back garden which totally had me fooled with its beautiful lush green lawn.

“I was staggered to discover that the lawn was artificial – this house is perfect for families who don’t want to spend their weekends weeding or maintaining the garden and it doesn’t even deteriorate in condition over the winter months.

“It’s such a great space and it’s been designed to optimise every aspect of the garden – from bedding to flowers and even the BBQ pit and entrance to the garden through the French doors.

“I wouldn’t be surprised if even the greenest fingered person didn’t find this garden attractive as it really ticks every box for appearance and quality.”

Warners, which has four property shops in Edinburgh, has been the Capital’s leading property solicitor in terms of property sales and listings for the past 11 years.

The people have long learned that changes in the economic status require them to change too. In this case, there has been a significant change on people’s lifestyle, all in favor of the falling figures in the market. In this view point, people think that the fallout will devastate their lives not unless they will learn to fight back against its eating dominance. Along with the government, the people continuously discover the goodness of fighting for against the pulling off current of poverty.

When people decides to put their property on the market, they see to think that purring it on their own is cheaper than getting an agent to help him. Although at some point there is reality in this notion, it still significantly true that having one is a lot beneficial. Why is this so? Well, it is for the fact that they have more knowledge in real estate than you. But, if you can’t really pay for a broker, the following are helpful for you.

Well, the first thing you should do is to know your property well. Nota any features you can set up to your property which can help make the price go higher. One thing to consider when putting some add-on on your property is to approximately calculate the effect it would add up on the actual market price of your property. If the money it cost you install an add-on is a lot higher than the amount it will put in, then you are not making a very wise decision. Weigh things carefully. It is much better that you find things that can help increase the market price while not costing too much.

The second important thing you should do is to look with the buyer’s eyes. This doesn’t mean that you need to put out all private things in the home. Rather, this means that you should be open minded. You see, because you are the owner of the house, everything about it is well set for you; that all is perfectly in normal shape and you are already used of seeing them that way. The point here is that you should keep the house clean, in order and welcoming to any prospective buyer. Fixed all that needs to be fixed as well as throw away those that are not useful anymore.

Moreover, make your house stunningly beautiful both in the inside and the outside. This would help you promote your property and be more appealing to prospective buyers. Explore your resources and flaunt it aesthetically. Have your house repainted and make every broken parts repaired. Clean the garden and do away weeds and tall grasses that keep the aura of your house creepy. You see, aesthetic here is essential to keep all eyes on your property.

The third step for you to do is to put your house on the list. But before doing so, you must learn how to successfully list your property. Have a visit to all possible websites where you are convenient to advertise your property without fees of for an agreeable value. Also, inquire publishing houses of periodicals about their advertisement prices. If you can pay for it, have your property listed as soon as possible.

Indeed, putting your house in the market is not an easy task especially if you know nothing about the underlying transactions to b done.

Following talks between the Government, home builders and environmental groups, The Home Builders Federation said continual discussions between the Government, home builders and environmental groups is gaining strength as they embark on their ambitious attempt to improve environmental standards. Builders, suppliers, utility companies, and regulators have agreed to a set of pledges to begin meeting the goal set by the government.

Housing minister Yvette Cooper said, “We know it will be a challenge for all new homes to be zero carbon within ten years, but we think the industry can rise to it. Every sector of the economy needs to do its bit to help cut carbon emissions and I welcome the commitment of the Home Builders Federation to delivering much higher environmental standards in the near future.”

The proposals also received further government support from Gordon Brown when he was Chancellor. He announced in his pre-budget report that carbon zero homes would be free from stamp duty.

All parties concerned have now began the crucial task of working out the details (through research, development and testing of products and practices) so that they can achieve the higher environmental standards the nation so badly needs. The UK’s 21 million homes are responsible for 27 per cent of the country’s CO2 emissions and the Government’s objective is to reduce the nation’s total emissions by 60 per cent by 2050.

It is anticipated that carbon zero homes will produce less than half the carbon emissions of a traditionally built house. They will cost about a third as much to run and will be built at the same cost as a standard ‘house type’ throughout the UK. New housing projects proposed during 2008 by the UK’s big house builders and developers will be more environmentally friendly than ever before.
