<p>The Scottish property market is likely to remain stable throughout 2011 with any slight house price rises only being due to inflation, according to Edinburgh’s leading property solicitor.</p>
<p>Warners believes that the property market will remain largely unchanged for the next 12 months due to dwindling confidence among buyers and sellers, as well as fears over job security arising from the ongoing public sector cuts.</p>
<p>The firm says that that is does not expect to see any significant rise in house prices or sales in the coming year –and adds that only inflation or a prolonged lack of supply of property on the market will lead to any change in home values.</p>
<p>But although Warners believes that it could be up to five years before the country’s property market sees any substantial progress in terms of house prices, it also says that buyers and sellers will still be able to move home easily provided they have realistic expectations about how much they expect for their homes.</p>
<p>Scott Brown, estate agency partner at Warners, said: “Although it’s always difficult to predict what the future will bring for the property market, I think it’s highly likely that 2011 will be fairly flat.</p>
<p>“It’s unlikely that there will be much change in terms of house prices and even if there are any slight price rises, these will occur primarily because of inflation &#8211; as interest rates will probably remain low in 2011 to allow business to recover. The only other upwards pressure on prices could come as a result of the continued lack of supply of property to the market – which will lead to increased competition among buyers and possibly push up prices as a result.</p>
<p>“It’s important to also remember that 2011 will be the year where there will be clear cuts in the public sector and this may affect confidence among buyers and sellers – particularly in cities like Edinburgh which have a large number of public sector workers who will be worried about job security.</p>
<p>“However, I also believe that buyers and sellers will still be able to achieve a sale throughout the year, provided that they are realistic about their expectations. There are many people who still want to move house for various different personal reasons &#8211; such as getting married, having a baby or getting divorced – and a flat property market will not stop them from doing so.</p>
<p>“In 2010 Warners has sold around 600 homes, which is up 10% on 2009’s levels. I expect that stability to continue and for homes that are well marketed and correctly priced to sell well.”</p>
<p>“There has been a growing sense of realism in the market for some time now, and people have come to terms with the fact that they can’t sell their house for the same price they bought it for in 2007, during the peak. Their expectations are more realistic and this is helping to keep sales fairly constant – and I predict that this will continue over the coming year.”</p>
<p>Warners, which has four property shops in Edinburgh, has been the Capital’s leading property solicitor in terms of property sales and listings for the past 11 years.</p>

<p>The latest Halifax House Price Index shows that UK house prices fell by 3.6% in September, although the annual change shows that prices have increased by 2.6% over the past twelve months. The average house price is now £162,096.</p>
<p>Prices in the third quarter of 2010 were 0.9% lower than in the second quarter of 2010. Quarterly house price data provides a clearer indication of the overall market trends, smoothing out the volatility caused by reduced number of monthly transactions in all house prices indices&#8217; monthly figures.</p>
<p>Commenting, Martin Ellis, housing economist, said: &#8220;Looking at quarterly figures &#8211; a better measure of the underlying trend, house prices in the third quarter of 2010 were 0.9% lower than in the second quarter of 2010. This rate of decline is significantly slower than the quarterly changes of between -5% and -6% that were seen in the second half of 2008. It is therefore far too early to conclude that September&#8217;s monthly 3.6% fall is the beginning of a sustained period of declining house prices.</p>
<p>&#8220;A shortage of properties for sale contributed to an imbalance between supply and demand and was a key factor driving up house prices last year. An increase in the number of properties available for sale in recent months has reduced the imbalance. At the same time, renewed uncertainty about the economy and jobs has caused consumer confidence to falter recently, dampening the demand for home purchase. Together, these factors have been exerting some downward pressure on prices in recent months. In addition, volatility of the month on month measure has increased due to the low transaction levels across the market; this underlines the difficulty of getting a clear reading on the current state of the housing market.</p>
<p>&#8220;Prospects for the housing market remain uncertain. Earnings growth is expected to be very modest over the next year, tax rises are on the way and more people are putting their homes on the market. These will all be constraints on the market, dampening house prices. On the positive side, we expect interest rates to remain very low for some time, which will underpin the improved affordability position for homeowners.&#8221;</p>

<p>The number of fixed-rate deals fell by 7%, to 4,667; trackers put in a slightly stronger showing at 1,668 products, while variable rate availability continued to grow, increasing for the tenth consecutive month, to 985 products.</p>
<p>Mortgage Brain chief executive, Mark Lofthouse, comments: &#8220;Despite seeing a slight dip in product availability during September, the longer term analysis clearly shows that the UK mortgage market has shown real and significant improvements in terms of product choice and availability.&#8221;</p>

<p>The  new Legal Ombudsman will also enhance the reputation of the profession and aims  to simplify the current consumer complaints system. Consumers can have greater  confidence in using legal services because they know they can access an  independent body that has specific powers to help.  The service is free of charge to  consumers.</p>
<p><strong>Chief Ombudsman, Adam  Sampson</strong> said:</p>
<p>“We know that most of the  time, lawyers provide a good service.   But sometimes things can go wrong.   When they do, people must have access to someone they can have confidence  in to put things right.  That is our job  – to resolve complaints quickly and fairly. We have worked hard to make sure we  bring a fresh approach to legal complaints with a focus on  justice.”</p>
<p>“We also want to work closely  with lawyers and their regulators to raise standards. We want to help prevent  complaints and make the legal and justice systems work  better”.</p>
<p><strong>Jonathan Djanogly MP, Minister  responsible for Legal Services</strong> commented:</p>
<p>“The new Legal Ombudsman will  make a real difference for people who want to make a complaint about their  lawyer.</p>

<p>Fairview New Homes are offering up to 20% deposit top up when first time buyers put down just a 5% deposit at developments in Royal Tunbridge Wells, Greenhithe, South Darenth, High Wycombe, Crawley and Ashford, Kent.</p>
<p>This incentive has been introduced at a key time, as recent research from YouGov shows that 80% of people think the biggest problem in UK housing market is the lack of affordability for first-time buyers, or high levels of debt required to buy a property.</p>
<p>The 20% deposit loan is free for up to ten years, and is only available on selected new apartments, so Fairview are urging those thinking of stepping onto the property ladder to head to their nearest Fairview development as soon as possible for more information.</p>
<p>Jim Holliday, Sales Director of Fairview New Homes, comments:  “With the estimated average age for first time buyers now at 38 it is apparent that young people need all the help they can get to make that vital first step onto the property ladder.</p>

<p>Fairview New Homes has launched the show apartment at Thames Waterside, the new waterfront development in Greenhithe, Dartford.</p>
<p>Thames Waterside is a development of one and two-bedroom apartments set around landscaped gardens with river frontage. Most of the apartments have balconies to take advantage of the views across the Thames and towards the iconic Queen Elizabeth II Bridge.</p>
<p>The show home is open for all visitors to view and has been designed to compliment the waterside location and character of Greenhithe.</p>
<p>Abbey Emmerson, director at Trend Designs, comments, “The design theme for the Thames Waterside show apartment is industrial with a warehouse feel, reflecting the important regeneration that is occurring in the whole of the Thames Gateway area. We have used silvers, greys and tones of grey-blues to achieve this effect, which match perfectly with the rippling water of the Thames, just a stone’s throw away.”</p>
<p>“One of the most exciting features is the metal wave installation in the lounge which looks fantastic when the lights are on or when the sun shines through the window. The lounge also has a feature white brick wall which adds to its edgy feel,” concludes Emmerson.</p>

<p>Fairview New Homes launches the long-anticipated The King’s Tower apartments at the Queensgate development in Croydon, Greater London. There are just 12 luxury two-bedroom apartments available to buy in the Grade II listed tower, part of the former Queen’s Hospital. Since its construction in 1866, the hospital has been a distinctive landmark in the centre of Croydon.</p>
<p>Each spacious apartment at The King’s Tower has a contemporary interior specification whilst retaining the building’s unique historical character.</p>
<p>Jim Holliday, Sales Director of Fairview New Homes, comments: “The King’s Tower is the exciting final phase of Queensgate and has the only converted apartments on the development. As there are only 12 of these apartments for sale, we are expecting them to go quickly. <p>Croydon is currently experiencing one of the most dynamic regeneration schemes in the UK. At present, some £3.5bn has been committed to redeveloping the area, earning it the title of London’s Third City. As part of Transport for London&#8217;s £10bn Investment Programme, the East London line is also being extended. Phase 1 from West Croydon to Dalston and Highbury &amp; Islington has now been completed, and in 2012 Phase 2 will extend to Clapham Junction.</p>
<p>“Croydon’s ongoing development and improving transport links to central London has strengthened its appeal to commuters.  With trains from East Croydon Station to London Victoria in just 16 minutes, The King’s Tower is perfectly situated for a central London worker. Improved commutability is already having an upward effect on property prices and thus the window of opportunity to buy at competitive prices is closing,” Mr Holliday adds.</p>
<p>The King’s Tower overlooks its own landscaped grounds within the Queensgate development, which lies in a desirable residential area in the heart of Croydon. The apartments are under a 10 minute walk to Selhurst Railway station and a five minute drive from both West Norwood and West Croydon tube stations (London Overground and Tram network).</p>
<p>The social scene in Croydon is very popular and there are a growing number of city-style restaurants, wine bars, cafes and traditional pubs. The shopping opportunities are also extensive, with over 140 stores in the Whitgift Shopping Centre and at least 60 shops in Centrale Mall.</p>
<p>The area has been named the third greenest borough of London due to the 2,600 acres of green space. Croydon offers a wide range of sports and recreational activities including two full championship golf courses, seven 8-hole courses, pitch and putt courses and driving ranges. Sailing and canoeing are also available at the South Norwood Country Park.</p>
<p>From East Croydon train station, commuters can be at London Victoria in just 16 minutes. Gatwick airport is also just 16 minutes away or for a day at the seaside Brighton takes just over half an hour. For travelling around South London, the Tramlink is the UK&#8217;s number one tramway carrying 22 million passengers a year.</p>

<p>Fairview New Homes has launched the final phase of their riverside development, Connection II in Canterbury, Kent.  The 15 new one and two-bedroom apartments are the last new homes for sale on this popular development of apartments and houses set in landscaped gardens and grounds.</p>
<p>Jim Holliday, Sales Director of Fairview New Homes, comments: “The first phase of Connection was highly successful and we sold all 150 properties without difficulty. The new homes attracted first time buyers in particular, due to Connection II’s enviable location close to the town centre, the coast and the train station for journeys to London. As there are only a few apartments for sale within this phase, we expect them to go quickly. Any interested buyers should contact our selling agent, Connells, as soon as possible for more information.”</p>
<p>Connection II is ideally located for commuters; it is just a few minutes’ walk from both Canterbury West and Canterbury East train stations, with a journey time to London St Pancras from 56 minutes.</p>
